BOCA GRANDE
The Historic Village of Boca Grande, on the island of Gasparilla, is located at the southern tip of the Cape Haze Peninsula on Florida’s Southwest Coast midway between Sarasota and Ft. Myers. Nature has blessed this lush barrier island with seven miles of powdery white beaches stretching the entire Gulf side and surrounded it with cerulean waters – the kind one usually finds only in the Caribbean. The adjacent estuaries fed by the Myakka and Peace Rivers converge to form one of the most pristine and productive coastal ecosystems in the world. At the south end of the island lies Boca Grande (Big Mouth) Pass, one of the deepest natural channels in Florida where tarpon congregate to feast on the abundant nourishment provided by the waters of Charlotte Harbor before spawning in the Gulf of Mexico. At the center of the island lies the nucleus of this little community, The Historic Village of Boca Grande. Here, “Main Street” still exists with no stop lights, no billboards, no high-rises and no fast-food chains. You will find, however, unique shops and art galleries, casual and fine dining establishments serving fresh seafood just caught by the local fishing captains and prepared by any of the island’s classically trained chefs. A favorite of photographers and movie producers, this is the secret island that presidents, dignitaries and celebrities sneak away to, because the island denizens have a low-key attitude regarding celebrity and fame. So, leave that “off island” world behind and come rejuvenate and recharge your senses where Florida is unplugged – come lose yourself in days gone by, for an hour, day, week or a lifetime.
SOUTH GULF COVE
South Gulf Cove is a true waterfront community with boating access to the Gulf of Mexico. There are over 55 miles of navigable canals in the community giving boat access to over 4,700 waterfront homes and home sites! All canals flow into the Interceptor Lagoon, which can be described as a large lake offering access to the Gulf. The canal and Lagoon systems offer pristine shorelines, many of which are designated as State preserve land. South Gulf Cove water depths range from 6-9 feet and bridge clearance is roughly 10 feet. All waterfront properties north of Calumet (section 93) and South of Appleton Blvd. are designated as Sailboat Water and do not have any fixed bridges. All waterways in the community maintain consistent depths because of a lock system controlling water flow, to and from, the Myakka River. The South Gulf Cove lock system has been recently updated to feature remote control operation and boats and pass through in as little as 7 minutes. Not all South Gulf Cove homes and home sites are located on waterways. The community offers about 15,000 parcels and over 10,000 of them are what the locals call “dry lots”. These properties have become highly desirable because of a County owned boat ramp within the community that gives all residents access to the waterways at a fraction of the cost! South Gulf Cove is a deed restricted community, however, RV and boat parking is allowed on your property. The lenient deed restrictions and access to the boat ramp have caused an acceleration in the number of homes being built and sold within the community making it a true paradise for retirees and families alike! South Gulf Cove provides one of the hottest housing markets on the Peninsula and there is no end in site! Proximity to waterways, beaches, several golf courses and Boca Grande make this community a solid choice when deciding where to live or invest!
ROTONDA WEST
Rotonda West is what many people would consider the “core community” of the Cape Haze Peninsula. Consisting of seven separate and distinct communities, Rotonda is a golfer’s paradise. Offering several courses with 81 holes, you’ll always be able to find a tee time! Golf membership is very affordable, but not required, and all courses are open to the public. Most homes and home sites back to either a golf course, greenbelt or body of water. Rotonda West has several connected waterways that offer great fishing. These waterways do not offer Gulf Access, however small boats are permitted for fishing or just touring around. In addition, the subdivision has a community park with playground, pavilion and tennis courts. With the help of many long established residents, there are several community clubs and organizations to keep you busy. There is also a secured storage area for your RV, boat or trailer at very affordable rates. Rotonda West is a deed-restricted community. Most of the community has newly paved roads and water & sewer are already in place. Beautiful homes are being built in Rotonda West every day and the community is growing at a rapid pace. ENGLEWOOD

PUNTA GORDA ISLES

Easily reached by I-75 along Florida’s south-central Gulf Coast, Punta Gorda features streets lined with huge royal palms, old Florida-era tin-roofed homes with wide verandas, brick lanes, and street lamps and benches that leave an almost tangible old-Florida atmosphere. BURNT STORE ISLES
Burnt Store Isles (BSI) is a deed-restricted, waterfront community. Twin Isles Country Club, a golf and tennis club, is situated in the center of the community. Burnt Store Isles is smaller and newer than Punta Gorda Isles with approximately 1,000 canal-front and 400 golf-course homes and lots. Boating access, both power & sail, to Charlotte Harbor is via Alligator Creek. Like Punta Gorda Isles, waterfront properties are in the Punta Gorda Canal Maintenance System; canals and seawalls are maintained by the city. Residents pay a small yearly fee for this. DEEP CREEK
Deep Creek is a deed restricted community on the north side of the Peace River. It is a community that has seen a tremendous amount of residential growth within and commercial growth around in the past 5-10 years. Deep Creek's location is one of its strongest assets as it has two exit points that are very close to two different I-75 exits. The shopping and restaurants of Punta Gorda and Port Charlotte are also quite convenient. Lakes are scattered throughout the community and there are also much-used public tennis courts. Houses in Deep Creek range from 30 years old to new construction. Most of the homes were built either in the 1980s or the 2000s. All types of architecture can be seen throughout the community. Many of Deep Creek's residents utilize the quick highway access to commute to Sarasota, Fort Myers or Venice with little trouble.
